Job Description:

As the Chief Operating Officer (COO) for our real estate division, you will play a pivotal role in driving the overall success and growth of the organization. Your key responsibilities will encompass overseeing operations, strategic planning, compliance, stakeholder management, and fostering innovation within the company. You will work closely with various departments to ensure that our real estate projects are executed seamlessly and that our portfolio continues to thrive in a competitive market.

Key Responsibilities:

  1. Operations Management:
  • Oversee day-to-day operations of owned or managed properties, ensuring efficient maintenance, leasing, and tenant relations.
  • Manage construction and development processes, ensuring projects are completed on time, within budget, and to specifications.
  1. Strategic Planning and Execution:
  • Develop and implement strategies to enhance the value and performance of the real estate portfolio.
  • Monitor market trends and conduct feasibility studies to identify growth opportunities.
  1. Regulatory Compliance and Risk Management:
  • Ensure compliance with local, state, and federal regulations related to real estate transactions, property management, and construction.
  • Mitigate risks associated with property investments, including environmental, zoning, and legal liabilities.
  1. Stakeholder Management:
  • Build and maintain relationships with investors, property owners, tenants, government agencies, and community stakeholders.
  • Negotiate contracts, leases, and agreements on behalf of the organization.
  1. Technology and Innovation:
  • Implement technology solutions to enhance operational efficiency, such as property management software and tenant portals.
  • Embrace innovative construction techniques and sustainability practices.
  1. Legal and Compliance:
  • Collaborate with the legal team on real estate transactions, lease negotiations, disputes, and regulatory issues.
  • Ensure all transactions and operations comply with legal requirements, including fair housing laws and tenant rights.
  1. Leadership and Team Development:
  • Provide leadership to a diverse team of professionals, fostering a collaborative and high-performance culture.
  • Mentor and develop team members, ensuring alignment with organizational goals.
  1. Customer Relations and Service Excellence:
  • Maintain high levels of tenant satisfaction through responsive property management and quality customer service.
  • Address tenant concerns promptly and maintain positive relationships with tenants and residents.
  1. Project Planning and Scheduling:
  • Develop detailed project plans, outlining tasks, timelines, and resources.
  • Create project schedules to ensure timely completion of deliverables.
  1. Scope Management and Closure:
    • Define project scope, goals, and deliverables in collaboration with stakeholders.
    • Manage project scope changes, ensuring they are documented and approved.
    • Conduct project closure activities, including finalizing deliverables and documenting lessons learned.

Desired Candidate Profile:

  • Education: Bachelor’s degree in business administration, management, or a related field. A Master’s degree is a plus.
  • Experience: Minimum 5 years of experience in the real estate industry as a COO or in a similar executive leadership role.
  • Skills:
  • Strong leadership and team management abilities.
  • Excellent communication and interpersonal skills for interaction with stakeholders, clients, and employees.
  • In-depth knowledge of KPIs, ERP software, and MS Office.
